I'd like to get some advice and opinions on what to look for whence purchasing either existing car washes or suitable locations for new car washes.

I'm looking for typical car wash expenses for a 4 bay manual + 2 automatic property built in late 80s. Insurance, maintenance, utilities, management, supplies, etc. Per bay/wash/SF/% of gross, whatever.
