Should I take a loan from my 401k to put a down-payment on my first real estate investment?

Does anyone know if it's possible to get a 1st Lien HELOC on investment properties? If so, what banks/lenders will do this? Any lenders have insight into this?

1) Not keeping enough reserves. Big expense hits and owner cannot handle it

2) Fix/flip - unforseen repair needed. Too many deals go bad.
