Can someone explain to me how the rental calculator determines NOI? Seems way off to me. For instance, monthly cash flow is 30k, expenses 24k and its giving me 200k NOI.

Does anyone have a tool that they are willing to share to input actual costs for a fix and flip? I have a completed flip property and I need to calculate what the lowest offer I can accept. Thanks in advance.
