What does everyone use to start and have a conversation with possible seller or owner financing? Trying to get some ideas

I'm looking to get into my first apartment acquisition hopefully 5-10 units to start. What is the best route for financing with a small downpayment (10-15k,) but very high credit score?

I'm looking at a mobile sitting on 1.5 acres, list price is 32k.
