Is it possible to get a rehab financed in a owner financed deal if the owner agreed to give up first lien position?

Looking to get funding on a few projects in the Houston area and I need a good mortgage broker. Has anybody had any positive experiences using mortgage brokers for finding special funding on projects?

Has anyone invested with City Capitol? Their CEO, Ephren Taylor has been on a number of TV shows and they have a turnkey program for investing in real estate with a positive cash flow.

Hello, is there anyone who has worked with a project manager or builder consultant for a new construction project in Austin, TX rather than just hiring a builder?  Any positive or negative experiences about it? 

If there's a junior lien holder (2nd position) on a property that is going into foreclosure, can that lien holder make a short sale offer on the property, or is there something that prevents that?
