Once I have an end buyer that makes offer, do I send him the assignment contract to sign? or do I send him a separate S&P contract along with the assignment contract?

Is there a way to weed out duplexes when searching for MF homes? Or are there separate search sites for homes with more units?

How does an assignment contract work? Will the buyer and seller actually see each other? Or, will they be in separate rooms. Also, do I have to be there on the closing date?
