Has anyone had success in do a refi on an investment property in the great state of florida that is titled in the name of an LLC.  I have had brokers and banks tell me to put it in my name than after they do the refi ...

I plan on buying a unit and selling it to someone who has trouble getting a traditional loan by providing owner financing.  
Anyone has any experience with this kind of investing?

I know many of you are into buying delinquent and/or re-performing 2nd trust deeds but isn't that eventually going to dry up since there isn't a bank out there that's offered one since 2008?

Does anyone know if there is step-up basis for inherited properties or is that just for owner occupied homes when the total estate is less than 5 million for paying federal income taxes?
