Long story but there is a Caretaker there. Want to start charging rent. Where do I even start?

Obviously I try like crazy to find another one, but don't have very much time left. Anyone veterans have any advice for me? I'm going to have to scramble fast to make this one happen.

So how often do I really need to do it? After every tenant, or do you think if I get all the keys back and the were a great tenant it's to just keep the same keys?

I've found several distressed properties with no mailbox. Upon doing a little research, they all seem to be in foreclosure. Is it the bank that removes the mailbox, and why?
