This might be a stupid question but I am having some trouble with this. If total investment for the end buyer is more than the ARV is it still worth going after?

Here is the situation.

I am about to contract a hous...

ARV - $40,000
My Maximum Allowable Offer (MAO) - $21,500

Montly Rent $550
Operating Expenses $275
20% down on private financing of MAO purchase price = $4300
Monthly Private Financing Payment 8% interest = $12...

I spend a lot of time searching for homes...MLS, Auctions, Foreclosures, Short Sales...etc...

Any ideas on how I can have good deals brought to me? Or any other avenues of finding homes?
