Hello, I currently flip homes and I'd like to start buying rental properties, is there a current formula I should live buy when barrowing funds to purchase?

I am looking ti start my buy and hold business and I am looking for a bank that will keep and service the loan instead of selling to other banks.  Can you suggest any good portfolio lenders who work with investors.

I want to ask this question to everyone. Is there anyone in here lives directly off their rental portfolio? Will you please share your story?
