In California, for part of the the (8page contract) do I give to the seller?

In California, where do I go and get purchase agreement contracts that are investor friendly?

If wholesaling in California, what purchase agreement contract do I use with the seller?
Do I use the California association of Realtor form or do I have a real estate attorney draft one up?

Do you have to have a lawyer look over your contracts if you typed them up before using them?

looking for solid contacts for my rental properties. I would like to have a better more specific one than the one I have. 

Does anyone know if you have to add a separate addendum to a wholesaling contract (Buyer/seller contract) to have it be transferable?? Or can I simply right that in as a clause?
