I'm curious what Phoenix area investors see in vacancy rates for their properties. I understand it may be different in various areas, so if your info is area specific I'd like to know that too.

What percentages do you NEO Investors typically use? Price Points are 40k-90k. How much will these expenses run me on average. What is playing it safe?
CapEx, Vacancy, and Repairs. Or any other misc expenses.
