What type of paint and flooring do you all recommend for a rental property to make it more durable?
Also any suggestions for sinks in the bathrooms?

Looks like something a tenant would leave behind, right?  Nope.  Apparently my 4 year old spilled some of his drink on the carpet. It wasn't cleaned up all the way and the dog did this trying to get to it.  

How many of you do that?

I feel that I will have to treat tenants like children because they absolutely do not clean even once during the whole lease term.
