What are the first questions to ask when speaking to a Realtor or seller about a buy and hold rental property?  

I could use some advice as to how people do repair estimates. i go by the 10,20,30 per sqft depending on condition of house? is this a good method? i would appreciate if there are better methods.

Im ready to take the next step and find a team that stratigicly can plan and help find the correct deal for my investments now and for the future.
