I am looking for an Attorney who is experienced with the Lease Option "Sandwich" strategy in Albany NY or Capital Region are of NY I have a Deal ready to close.  

Is there a contract I can copy and use for the sandwich lease option?

Lets say I set up a sandwich lease option and the seller has a mortgage on the property.  What if the seller fails to pay the mortgage and the house goes into foreclosure? How do I protect myself and my tenant buyer?
