How much (if any at all) do you put down as earnest money with a seller and do you make that deposit refundable?

Hello BP Community,I have a question that I have had for the past couple days that I am confused about. When do I officially lose my EMD in the buying process?

Do you need a earnest money deposit to submit bids on all real estate properties, when dealing with realtors or will a proof of funds letter do.
