Been working on my first back to back close. I take the b to c contract to title company and they tell me they can't do a flip because of their underwriters won't do it. Any advice... please..

Does anyone have a recommendation for a Real Estate Attorney and Title company that are familiar with Subject To deals in the East Texas area?

I was told I could contact title companies in my area and obtain absentee owner lists, among other lists, simply by asking. I've tried and no go...is this just in my area or are some title companies just not helpfu...

What are the pros and cons of using an attorney to do the title work also versus having the attorney just do the purchase agreement and use a seperate title company?
