If you do the BRRRR method, most of the rehabbing is considered capital improvements that would have to be depreciated instead of deducted.  Is there any way around this?

I'm wondering what would be a better option for me, home improvement loan or refinance. I plan to owner-occupy a duplex that needs maybe $60k in work. Thoughts?
