I purchased some properties in 2020 and was wondering what is deductible from closing? Inspections? Appraisals? Fees from lender? Legal fees? Escrow payment? loan origination? anything else?

Is it normal for private lenders to require the loan origination fee be sent as part of loan approval, prior to closing? Or is this a red flag that it is a scam?
