I want to ensure they're legitimate before sending my client to them. I don't like the fact that they're asking for an upfront "commitment fee" saying it will be credited at closing.

I use postlets and CL for advertising, show the place myself, screen myself, and hand the keys over myself.  I've often wondered if using a realtor to outsource this is worthwhile.  

Anyone have success with a program specific to finding private $. There are a few out there, Cowgill is one that comes to mind. Thanks.
