Looking for a realtor with some leads on distressed properties.

I was just asked to be on the lookout for a distressed property in very high subdivisions.  Buyer has cash and wants one now.  Where do I start?

I know there are many websites to find deals and information on properties but what are some of the best websites to find these deals rather than driving around the city all day? 

I'm going to look at a duplex today in a B+ neighborhood in cheektowaga NY. The asking price is 129,900. I see similar units renting for 825 each side in the area. Should I make an offer?
