Greetings BPWhen are the best days and times to cold call sellers?

If you were just starting out and had $150,000 to invest in real estate where would you begin? ( This is me! I would like to have at least $4000 a month in income by the end of the year.) 

Hey does anyone have solar in their rental properties?If so what is the best way to go-- finance or buy it outright?  I'm in southern california.
