Can someone share with me the average closing cost outside of the down payment associated with purchasing a home for investment purpose.....does it depend on the location or is it a standard range?

Hey everyone i have a question about a motivated seller in Delaware who says he doesn’t want to pay for closing cost and is willing to negotiate a price , how do i go about this ?

About what percentage of the sales price do you typically pay as the seller? This shouldn't include agent's commissions or seller paid concessions.

I live in New Orleans, Louisiana. I'm trying to calculate closing cost for a $80,000 investment loan with 20% down in Jefferson Parish. Is it safe to say around 5% of the total loan? In my case, $4,000.Thank You
