Is 6% return good after taking everything into concern ( pm, capx, vac etc). Should i shoot for higher return or not?

As a new Realtor, I had a nice and challenging first offer fall through.  I feel I learned a lot, and know some things to look out for, but I'm curious if you pros would have pursued as far as I did or would have clue...

There are a number of seasoned investors on this thread, so I'd like to take advantage of that and post a deal I'm working on--in fact, using Charles Best's "Down Payment Assistance" strategy.
