Just departed the publishing/advertising industry after 25 years and want to enter a new phase of my life by exploring the RE market as an investor.

I see real estate as an opportunity to create really good income, and allow me to retire well. At 25 years of age, I'm not what I would consider financially stable. However, I do have some income and I'd like to maximize what I do have to begin building some wealth.
I'm in my early twenties about to complete my degrees (MLS and Humans & Infectious Diseases B.S) and the more I think about what I want to do on the future, the more convinced I become that it is not working a salaried job for the rest of my life. That's how my interest in investing began, and I really want to learn as much as possible...
I'm a Computer Architect with my own business, and I'm looking for ways to turn my current active income into long-term passive income.
