My husband and I are about 20 years away from retirement and looking to purchase some rental and flip properties to build towards to retirement.

I am just getting started, however I do have a criteria for the acquiring properties. I am looking for properties with 8+ Cap Rate, Cash on Cash Return of 16% and Debt Coverage of at least 1.6.
