newbie - learning and getting ready for the first investment

I've been the Real Estate business in Idaho Falls for 15+ years. Both commercial and residential properties. Also a Mortgage Loan Officer, Loan Processor, Paralegal for General Law, Family Law, Real Estate and State Certified Specialist for Section 8, Low Income and Senior Properties.
I just started a business to help single families get into affordable housing. I love the real estate business and always thought that everyone should have access to live in a community where home ownership is the priority.
I am a wholesale investor in based in Newark, DE.
My primary focus in real estate is wholesale and buy and hold properties. I am a member of my local real estate investors group Delaware Real Estate Investor (Delreia).
I am from Brazil but have lived in the US since 2000. I am married and we have one young child.
My background is in both sales and finance. I am a new investor looking to network and actively learn more about the real estate investing industry.
I purchased a home for my personal residence in 2001. Then married 3 years later. The property is a rental now. I am interested to learn if you can really purchase properties with little or no money, as well as wholesaling properties.
