I flipped 10 properties in the 1995-1999 but my last two didn't flip, they flopped. I didn't lose money but I wasted lots of time. It became a long term savings. Which was not good because I was making $8/hr at crappy job and had to live with my parents just to pay for the mortgage payments to a house I couldn't live in. Not a good situation...
