After retiring I invested most of my IRA into developing a 12,000 st plaza here in sunny California. Turned down unsolicited offers circa 2007. Soon regretted that but did not pass up current comparable offer. Not wanting to let Bama and Jerry have one-third of gain (even though I'm confident they'd use it wisely) will do a 1031.
