I'm a college student who wants to start investing before I get into the "real world". I think this is an excellent avenue for success for me and I think real estate is interesting/exciting.

I am interested in real estate investments that I can fix up mainly on my own, with little money, and with specialized jobs contracted out. After the initial deposit, the property must be rentable so as to generate a small amount of income over and above the mortgage repayments.
