Only have one property under my belt, currently renting out that place and living in a rental and house hacking that as well. I am interested in buying a second property this year and need all the advice I can get.

I am a full time investor. I own 3 rentals and plan to own more. I have flipped 1 property and plan to do more. I would like to be able to find more good deals for flipping and find buy and hold money to build my rental inventory. Also, I have plans to do seller financing.
