That’s close to the national average now but with a wide spread.

I just sold a 1981 double wide that the tenant had totally trashed to the 3rd person that looked at it for 10K, and I think I could have gotten 15K. 

However, if any of the lots are under 3 acres in size, the regulations state that there must be a 30' wide access/utility easement, and no more than 4 parcels may share an easement.

Unless it is a double wide on land, then the land is what would make it valuable.

We wanted to look at some sample ags to get a better jist of what kind of items are important to us.interested for links to any state maintenance agreements/outlines, we want to see a wide range since no one has all the gotcha's covered. 

There is a shortage of tradesmen in my area and nation wide... and that's only going to increase as most reports show for every 100 tradesmen retiring there's only 20-30 entering the field.

I just wonder if it will be nation-wide or only in select states.

The plan is to divide the 20 acres into lots sizes of 2-3 acres and build them to accept manufactured homes(double-wide).
