They're trying to ban evictions during the winter (however you define that) in Seattle as if they don't know that there would be mass foreclosures from tenants not paying rent for months at a time...this stuff is the reason why I just stopped looking at hold opportunities in the west coast.

and you have rental investors primarily from the coasts  or Denver type markets were they seek out 100k rental props .. and of course to the locals they are over paying to them they are fine paying what they are paying because in their mind the numbers still work better than in their home markets.. were the disconnect comes is long distance land lording can be difficult or frustrating for newbies.. who don't really know what they don't know..

Been looking and pitching deals around nothing has land would like some advice on how to proceed forward I been running numbers on houses I viewed as a decent start to a offer however I'm not getting a feedback I was told that usually on the east coast a 3% decrease in the sellers asking price is the only way is this true and if so my numbers don't work.
