My goals for a letter would be to update the neighbors about:coming progress in their neighborhoodwho to contact with questions and concernsdevelop rapport for neighborhood watch and potential buyersDoes anyone have examples of direct mail they send out or ideas that I am missing to effectively communicate a professional image when entering a neighborhood to start construction?   

. - I would think that this project will take too long and has too many moving parts - I personally would not get involved.I like my deals simple, fast, all cash and free of government interference and unexpected cash drain from my existing cash flow or committed equity - I don't want to have to explain in explicit details to a bunch of liberals W-2 employees in the county office or be associated with predatory mortgage brokers, clerks at banks or any other type of  lenders for a short term loan  in order to make a deal work - NO THANK YOU - I want to sleep at nights without the worry of who's watching my project - how am I going to pay my next mortgage payment and when in the heck am I going to see a profit?  

I worked through the financial crisis and watched all of the brilliant property maneuvers of now broke individuals, I know, I know "It can only go up."

Oh, even though we made this YouTube video on denailing the reclaimed flooring we got, nobody is watching it. 

The camera in the house would be something I would tell them to immediately take down when they come in, that way I can watch it for vagrants or whatever. 

That is your best option aside from watching for a multi unit to come available in your area. 

You just have to watch out for the pack of psychotic mutt welders/fitters/bms/sparkys.

But I really like the conversations with the 17 year olds or the under 25 group.. those folks to be on this site at their age if they just watch learn and listen they could have just punched their ticket.for us old folks we had to do apprenticeships.. and or Carlton sheets or Dave Del Dotto  that was the extent of it. 

John and Aaron, I've heard quick books is a generic program that you can tailor to fit your business, not only is it very pricey but its not custom to landlords, I was planning on using it but watching tutorials on how to use quick books seems way more complicated. have you used Stessa ? 

This will be a great education you can’t get reading posts or watching podcasts.
