One of the best local contractors told me he wouldn't warranty it and relocating it was best since new machines are so efficient they'll shut off w/out proper airflow.

The deed is in her name only.In researching the chain of title myself, I found that after she purchased the property with a warranty deed, she quit claimed the deed from herself to her husband and her.

Tax site values it at $162,800 but actual value if repaired and updated nicely is probably more like $145,000.Roof appears ok, furnace and ac are older so I may get a home warranty as well.I have an accepted offer at 105,400 and I am hoping to get by with about $3,000 in repairs.Looking to finance over 30 years at 3.675 (or more).

Insurance companies don't get involved in even checking to see if your entity is still a valid entity, but at claim time that could come up, so make sure your entity remains in good standing.

but if seller's broker requires it (or negotiations result in the furnishing of one).. what flat fee should seller expect to pay for warrantying a single dwelling resale as seller to buyer for a year?
