Time to re-tenant for STNL depends on the area and box size and if you are going for a national, regional, or mom and pop tenant to back fill the space ( In a warm belt state could take 3 months to 1 year from time of marketing the space, LOI phase, lease forward commitment, tenant build out, and opening for occupancy)  .

If you just look at them like they're a math problem, a lot of heart ache over whether to pull the trigger  or not goes away.If the market value is 110,000 and you're buying it for 40,000 below market value, that's 70,000.

Not that cows looking at me would bother me, however their smell on a warm day blinds you in tears, imagine a good 90 degree day.
