it is a little uneven, partially cracked and I see moisture is getting there on the edges close to the walls. it is not swimming in water but definitely wet.

Are you trying to build a CMU/masonry privacy wall?

This post should be on the wall of most new investors...as a way of inspiring them through that early frustration they all will feel to some degree. 

Our largest value add was framing in two queen over queen bunkbeds into the wall!

I have maxed out my LTD for purchasing and feel like I’ve hit a wall.

Upon investigation, there were back taxes, sewer leins, broken lateral, a 2 story brick wall that needs to be relayed, etc, etc, ... and that is just to get a point where a gut rehab would still be necessary.  

@Remone Randolph Two other other possibilities are 1) Bee hive in the walls where there was separation resulting from the foundation.

You end up with really thick walls and deep window wells but this could be a much less expensive option than lifting the house. 

My question is, is there a wall type unit that can suffice instead?

@Matt Schelberg might know as he does Baltimore city rental inspections.In all of my units though, I provide a wall mounted fire extinguisher in the kitchen.
