@Brian Jasinski keep in mind bonus depreciation is phasing out these next few years unless we get another legislation change so doing the cost-seg and STR loophole won't be as lucrative as it once was.

Interested in hearing tax implications related to buying short term rental property (out of state)let's say buy in 2023 , property cost 500k (building cost 300k,land 200k)would i be able to use bonus depreciation i.e 100% of building cost 300k (similar to 179 fir vehicles etc, probably 80% due to this year its reduced) or maybe split total cost for depreciation in 5 years or so,  when i buy investment property and use as a short-term rental ?
