If I had tenants that annoyed other tenants of the building due to their cooking habits I would probably not renew them.Who cares what the spice is if the building stinks.When people find discrimination in every act or situation things start to get really old.

I would personally go after both types of properties you mentioned (ones that are vacant and dilapidated, as well as those that appear habitable but dated).

That rule is not 100% concrete but I would not make a habit out of buying with FHA and immediately moving tenants in.

I know there is a lot of potential in Baltimore because I receive emails from wholesalers every day, but like Ned said, it's VITAL to know the neighborhoods3) Join a local REI meetup (actually, I've already done that, but have yet to make it out to any meetings)I'd be happy to share my experiences and what I've learned so far looking at properties and visiting different neighborhoods.
