We purchased a rural, small multi-family (12 units) in July of 2017.

You are probably better off selling and moving into a small multi house hack...I'd put all the money from current residence down on the small multi so that the mortgage payment was as low as possible, then once you are situated and fully occupied you can go after a HELOC on the small multi property.

With the current influx of so much money into the rental property segment, based on what I have heard and read, even if I could raise the capital, large multi family (apartments) are not really an option.My area of southwest Missouri isn't a large population, so there are not to many opportunities other than single family homes that would be within range for me to manage personally. 

So the media and the public didn't even notice for many months that the market had changed.

Some places will give discount for multi policy.

I assume I need to run the numbers for my area on multi families to see if that 15k would even touch a down payment amount suitable for a reasonable starting complex.

But increasingly are interested in small multi family or commercial properties were we can bring a value add component to the table.Our biggest criteria is does the property break even or have a decent return if we do nothing, and then are there other exists?

However, in terms of multi family deals there is not a ton of inventory.

I have partnered up with friend/realtor in the hopes of creatively acquiring many more flips/rentals, both single and multi-family.
