Unfortunately the main thing that needs attention is the roof.

If you find a distressed property in a $200K area for $100K, that should get your attention.

There are several ways to mitigate.  1031s require some specific attention to details of the process. 

And if tenants find out that someone got towed, everyone else pays attention to the rules next time.

I would pay particular attention to those who have built their businesses from a distance.

Flipping is great to build cash but it won't produce wealth.Long-term buy-and-hold properties are cheaper to get into but they require your attention for a longer period of time and the money comes in slower.
