I would say review the lease, make certain you are allowed to go in, check your local laws, and consider having multiple people there as witnesses, while video recording the entire time, the plumbing leak is being fixed.  

I'm thinking of doing something extreme for my mail piece, like a video card or big gift box or something.

Beyond that, start moving up to multi-family properties with the intent of building an income stream that can supplement then replace my working income stream.

I try not to be too discouraging to people researching, but there is just too much pie in the sky, blowing sunshine up the waazoo type of videos and posts about arbitrage.

I am hoping to buy places that will pay for themselves inside of 5 years and keep a steady stream of cash flowing.

It ebbs and flows a lot with regards to traffic but from my experience the FTHB's have a more consistent stream year round, hence why I really leaned into them.
