I wouldn't expect your landlord to rush out to fix a window shade.

Are you Sure you really need the agent to let you in...are you sure the doors and windows are "securely" locked?

Their moving out is good news, but does not mean they've given up their possession or their window to possess.

You might also consider adding a sentence in the letter about paying the listing agent's commissions, so they don't just put your letter in the vertical file next to their desk that gets emptied each night.

The boards on the windows do very little to deter the criminals in this city who would use these homes for nefarious purposes.  

Things can happen, but everyone has cell phones, so if there's no word within that window, I leave.
