The Mentoring group I was working with shutdown their operation without notice causing members to lose valuable information/assets!

Should I average a flat fee and add that to the rent advertising (utilities included) or should I charge a flat fee additional to the rent?

I planned on getting approved for a loan this week until I was recently informed by a manager I could receive additional hours within ~ 1 month.These hours would provide additional income of ~$520 per month BEFORE taxes. 

Usually, the Unpaid Principal Balance (UPB) stays the same and all of the arrears, additional interest, fees, etc. are added together and become the new "deferred principal balance."

My tenant asked for additional insulation and gave an estimate of $225.00.

Security Deposit or Landlord Tenant Agreement will be used if occupant has moved out and unit was damaged by occupant or his/her guests.She's now threatening to take me to Small Claims, which is I feel what I want, but I don't know if there are additional repercussions that I'm not considering.

Battling against the World Series unforunately but the show is getting great reviews and ABC has just ordered 3 additional shows which is a great step in the right direction.We are so proud of our little Santino, he is doing great on the show and he has some very funny parts coming up in the next shows, stay tuned to ABC (channel 7 and also available on demand and on Hulu) on Tuesday nights 8:30PM Eastern and 8:30pm Pacific.

Additionally if she gets denied the ability to foster more kids and my house gets denied I think she is going to want to leverage the problems with the house and try to get her money back. 

However, my additional concern is whether this would mean there is capital gain tax as well.

While leveraging with loans can raise the potential IRR, it also creates additional risks.
