@Mathew Wray part of the ordinance is to cap the income to rent ratio requirement to 2X....and part of that income has to include other benefits (food/snap program benefits, family benefits, etc..), but also can include average cost of utilities for the rent side.

Then vegas has a little more entertainment and food options and your income would be state income tax free. 

They get insurance in case a flood damaged their stuff or power is lost for a week and all their food goes bad etc

That said, to Nathan’s point this is an extremely high failure rate business as only 13% of agents succeed after the first four years.You have a family so you gotta keep the food on the table for them while trying to make it as a solo agent.My biggest takeaways for you:1) This is a business.
