Real estate business structuring for now just create an LLC, and then moving forward work with your accountant on how to best utilize it for your personal situation, I cant say more then that without understanding your goals and what were going to use it for.

Hey @Brad Birky - your CPA could probably advise you best in this scenario but my understanding is that if it was bought as a primary residence you can get the tax writeoffs from the portion that you weren't occupying.

There is no escrow included so I don't understand why it hasn't been sent.

I'd follow landlord/tenant laws regarding itemization of damages and return of security deposit, including a bill for damages exceeding the deposit.
