Hey @Jessica Koonz while not on the same side of the river, I'm currently negotiating a contract on a 3 family in Hyde Park.  

The details as provided. 10 units(5 Duplexes), 2 bed 1 bath per unit, 640 square feet each, 2/3 acre, built in 1986, new exterior paint, new fence along parking lot, many interior upgrades: resurfaced bathtub surrounds and kitchen counters, tile floors, central heat/air.

I have properties in Royal Oak and Lincoln Park that were just rented in the last couple of weeks with a very high demand as well. 

We are in the process of getting a vacation rental 2.5 hours from us in Groveland, CA, near Yosemite National Park in a gated community with a lake and a golf course. 

If I were to considet PG, Id probably target 300s in College Park area.

But, as a rule of thumb I usually tell people to take the ADR it gives you and drop it by 20% to get a better ball park number of real Average Daily Rate.
