Bottom line is that if this trend continues this year, we're going to blow away our first year which was already great.

I do not believe that higher or lower leverage is risk, the real risk is the lack of information/knowledge about the market, trends, codes, permits, tenant laws, accounting, etc. and all things that could impact your personal real estate business.
