They are turn-key, already contain renters paying a decent amount for rent, they have security deposits that would transfer to me, the "Zestimate" (however reliable that is) is far higher than asking, the Tampa, FL real estate market has projected growth over the next few years, the units look like they're in really good shape, and both units are at the same address.

I would only add, and I'm sure it goes without saying, that if she asks you to wire or transfer any earnest money directly to her without actually physically meeting *in* the property, it may be a scam.

Another reason is if you sell the property to another investor, it is easier to sell them the LLC that owns the property than transferring the property.
