Just today I sent off my 12 page complaint to the contractors state licensing board against (formerly) one of the most popular rehabbers in the IE.. who now works for Waypoint because he screwed so many investors over last year nobody will even give him a toilet to unclog.I've been at this for 15 years and the one constant in this business is that contractors are like cheese, they all go bad eventually.

I have seen estimates for remodel work for Northern CA for anywhere from $100-$350 per square foot.

if I start a remodel on one of my older homes, I replace windows.

I am pursuing a vacant property in my area that I am told has a toilet in a stairwell. 

You might be better off if you do think about this project to think of a complete or almost complete tear down down to the bare minimum allowed in your city and still qualify for a remodel permit.

I manage 4 properties for my father, but since I do this through my remodeling business, I have similar language in place as a CYA. 

if the answer is yes then you are making money on the deal. if the answer is no you are losing money on the deal. for me if I were doing it to buy a cash flowing property it would make sense. if I were just using the money to remodel my basement I wouldn't do it.
